Tan-Y-Fron Extra Care Scheme

Tan-Y-Fron is a new purpose built Extra Care development located one mile from Llandudno in North Wales. It provides high quality, purpose built apartments for rent or purchase to people over 60 with a domiciliary care need. The idea was to create a comfortable, convenient, safe and secure place to promote an independent lifestyle whilst having 24 hour on site domiciliary care if needed. From the design of the building to the furnishings placed in each area, every detail was carefully thought out to enable the ease of mobility and accommodate technology.

The one and two bed apartments are fully contained with a kitchen, lounge, en-suite and bathroom providing a modern, stylish yet homely environment.

Adding to the 46 extra care apartments are numerous communal areas and on-site-facilities. The site has been developed by the Pennaf Housing Group, which includes Clwyd Alyn Housing Association, working in partnership with the Welsh Government, Conwy County Borough Council, Betsi Cadwaladr University Health Board and Tŷ Llywelyn Community Centre. This project was shortlisted for the 2014 RICS Wales awards.

On site communal facilities include a restaurant, hair salon, therapy room, activity room, cinema room, resident lounge, library, I.T area and landscape gardens. Interior designer Lisa Tobia choose to work with Momentum on this large project sourcing furniture and finishes for all communal areas. From the chairs and tables down to the rugs and cushions each item was carefully recommended by Momentum and a range of factors needed to be incorporated into all decisions. Fabrics needed to be highly durable and easy to clean yet promote design and quality.

The layout of rooms had to be carefully thought out to fulfill their functional need but allow for the different mobility needs of residents. Furniture needed to be comfortable and durable as communal areas are living spaces which will have high usage not just from the residents themselves but friends and family. This was a large and exciting project for Momentum to be a part of and offered us new challenges. We pride ourselves on being part of such a great scheme that will be enjoyed by so many people including the staff, residents and their families for years to come.
